Are you going through struggles with your bank in El Paso, Texas? Are you pending foreclosure? Are you almost to the point where they’re going to stick you in foreclosure? I have a couple points, just for you today, to help you through that whole process.
Number one you want to over communicate with the people at the bank. For whatever reason people that deal in loss mitigation, it’s a rotating door.So you want to constantly be on the phone with these people. I know it takes forever to go thru the automated system. I know these people don’t feel as compassionate as you think they should. But it’s true, you want to over-communicate! You want to explain your situation!
Bankers are people, you want to be nice. Make friends. you want to talk to them you want to make friends with the people servicing your loan. The worst thing that happens a lot of times is that the person that you’re real friendly with, and build good rapport with leaves and you have to build that relationship again with the next person, don’t get frustrated, don’t throw your hands up.
Don’t miss deadlines. If you make an agreement with the bank to hold off a payment or two or pay a discounted payment like in some type of loss mitigation or a restructuring of your loan don’t miss those payments, cuz they do not play. They will stick you right back into foreclosure IMMEDIATELY and then you’ll owe the whole amount, not the new re negotiated price. So make sure make sure that you meet those deadlines. If you’re going to do it, do it.
Keep Good Records. You want to know who you’re talking to you at the bank and might even ask if they have a badge number. You need to keep a log in a book, put down: “January 1st 2020 at 8:30 p.m. I spoke to Tim…..” I know that’s hard to do, but you are talking about your house, so you want to keep good records, because when you’re talking to the next guy you can say “I talked to Tim on this date, on this date, and on this date”
Don’t Waste Time. Time is of the essence. If you need to sell quickly, if your pending foreclosure, if your home is in foreclosure, or if your behind on your payments, do something now! I know a lot of us, when we get into situations like these, we want to stick our fingers in my ears and not deal with it. We think “out of sight out of mind” so that you can relieve that stress. I promise you when you’re laying in your bed at night it’s going to come up, and it’s going to steal your sleep. It’s worth taking care of this problem today!
